The inspection process
The inspection process starts with a meeting with the client and inspector. Once services are requested a standard contract for services is signed by the client and the inspector. This contract is a requirement established by the North Carolina Home Inspector Licensure Board (NCHILB). All service fees are collected prior to the inspection and delivery of the inspection report. After collection of fees and contract signing an appointment will be made by the inspector to tour the property and perform the inspection. Once the inspection is complete the inspector will prepare a custom inspection report detail all of the observations made at the time of inspection. When the report is completed it will be delivered to the client. (Usually the morning after the inspection)
Can a Client attend the Inspection?
Absolutely! We encourage our clients to attend the inspection. Be advised, the inspection process is quite lengthy and can take up to 4 hours. The inspector will inspect the entire property from the basement/crawlspace to the attic and insulation so if you're coming along watch for critters and wear your dirty clothes!
Often times clients develop questions during the inspection process they may not have had if they were not present. Also, attending the inspection of your future home is an excellent way to get to know the home inside and out. You are welcome to attend the inspection in whole or in part.
What is inspected?
This is the most common question we get and the most important. Be assured that your inspection is thorough and complete. In the not-so-distant past home inspections were not performed at all. Home buyers often purchased homes with hidden problems that showed themselves after the purchase was complete. This situation can cost home owners thousands of dollars in repairs.
Home inspectors are highly trained individuals often having extremely diverse backgrounds that aid them in being highly observant and widely knowledgeable in all aspects of home structures and systems. Every home inspector in the state of North Carolina is required by law to perform 12 hours of continuing education per year. This helps keep inspectors up to date on current industry changes.
